Real Estate Portfolio Manager - Northern & Central Europe
- Hybrid
- Full Time
About the role
Help shape how Nokia’s real estate powers our business across Northern and Central Europe. As Real Estate Portfolio Manager, you’ll manage a portfolio of offices, labs, fabs, and manufacturing facilities that supports our people, R&D teams, and operations. You’ll partner with Business Units, Country Leadership, and Corporate Functions to co-create portfolio strategies and turn them into practical, financially sound real estate decisions.
You’ll own portfolio performance — reducing occupancy costs, improving space utilization, increasing return on investment, and keeping the portfolio flexible. You’ll work with our Real Estate Service Providers on selective transactions that deliver the agreed strategy. As a trusted advisor to business leaders, you’ll bring clear, data-backed recommendations, protect business continuity, and help improve the tools, methods, and metrics we use to manage our portfolio.
You’ll be part of Nokia’s Real Estate Strategy & Portfolio team, reporting to the RE Portfolio Management Lead.
- Portfolio Strategy & Performance Management: Co-create portfolio strategies with business leadership that align with the global Location Strategy and reflect growth plans, workforce scenarios, R&D roadmaps, laboratory capacity, and operational dependencies. Own the performance of the assigned portfolio — cost, utilization, financial returns, and resilience — by tracking occupancy and KPIs across office, lab, fab, and manufacturing sites. Identify underperforming sites and quantify optimization opportunities, such as consolidation, rightsizing, reuse, flexibility, and lower total occupancy costs.
- Demand, Capacity & Space Planning: Forecast headcount and space demand with Business Groups, HR, and Finance, including R&D and lab requirements. Assess capacity constraints and develop location-level occupancy plans and the Capacity Strategy Plan with Location Strategy and Workplace Strategy.
- Portfolio Execution, Site Selection & Transactions: Turn approved Location Strategy decisions and portfolio actions into sequenced programs through a Transactions Plan. Lead site selection for new locations, relocations, and expansions within approved markets, defining requirements with the business and evaluating options against operational, technical, lab, cost, and risk criteria to recommend the preferred site. Guide renewals, exits, contractions, restacks, and consolidations with our Real Estate Service Providers, Legal, and Finance, support acquisitions and divestitures, and track critical lease dates so decisions are made well ahead of deadlines. Partner with Project Delivery and Workplace Strategy to deliver each move smoothly.
- Business Partnership & Governance: Partner with business leaders, HR, Finance, and site and lab stakeholders to understand their needs. Substantiate business cases with Portfolio Intelligence, present recommendations with clear options and trade-offs, escalate risks and opportunities early, and lead the Quarterly Business Review.
- Capability Development & Continuous Improvement: Strengthen Portfolio Management practices, share best practices with peer RE Portfolio Managers, and promote data-driven, technology-enabled decision-making.
- Sustainability & Risk: Build sustainability and resilience into portfolio plans, and assess regulatory, geopolitical, labor-market, and operational risks — especially for critical lab, fab, and manufacturing facilities.

- Working knowledge of demand forecasting, capacity planning, and utilization analysis.
- Proven ability to influence senior stakeholders, build consensus, and drive accountability without direct authority across large, global matrix organizations.
