Purpose of the Role

The BMS Engineering Lead is responsible for the leadership, governance, technical direction, resource coordination and capability development of the BMS engineering function across the business. The role provides specialist support and assurance across multiple projects, establishes consistent standards and processes, manages portfolio-level risk and develops a resilient internal BMS capability. The role acts as the primary functional interface between project teams, Operations, Engineering, specialist subcontractors, Commissioning and senior engineering leadership.

1. Functional Leadership and Governance

  • Provide business-wide leadership and direction for BMS engineering activities.
  • Act as the single functional focal point and escalation route for BMS engineering.
  • Develop, implement and maintain the formal BMS Engineering Management Process.
  • Own BMS engineering standards, procedures, templates, reporting and technical guidance.
  • Monitor project compliance and ensure material issues are escalated and managed.

2. Resource Planning and Capability

  • Maintain a rolling business-wide BMS resource plan aligned with live work and the project pipeline.
  • Coordinate resource allocation and contingency cover with Regional Engineering and Operations leadership.
  • Identify future headcount and capability requirements and support recruitment.
  • Manage BMS competency expectations, development pathways, onboarding, training and mentoring.
  • Develop succession plans and reduce critical single-person dependencies.

3. Project Assurance and Risk Management

  • Lead BMS Project Engineering Support Reviews at agreed lifecycle stages.
  • Identify technical, resource, vendor, programme and commissioning risks and track actions to close-out.
  • Provide portfolio-level reporting on BMS status, risk, compliance and resources.
  • Support project recovery, audit readiness and intervention where performance or compliance is at risk.

4. Technical Leadership and Project Support

  • Provide specialist oversight of controls architecture, functional requirements, points lists, systems integration, OFCI interfaces and commissioning strategies.
  • Review high-risk technical decisions, design deliverables and departures from standards.
  • Lead or support technical workshops, design reviews, commissioning readiness reviews and IST activities.
  • Provide effective technical challenge to vendors and specialist subcontractors.
  • Mentor BMS engineers and support consistent technical decision-making.

5. Project Delivery and Interfaces

  • Work with Project Management and Operations to clarify BMS scope, responsibilities, interfaces and delivery requirements.
  • Coordinate BMS engineering inputs across Mechanical, Electrical, BIM, Procurement, QA/QC, Commercial and Commissioning functions.
  • Support engineering schedules, procurement readiness, testing, demonstration and handover planning.
  • Promote early identification and escalation of constraints that may affect cost, quality, programme or client outcomes.

6. Standards, Lessons Learned and Improvement

  • Establish a structured business-wide BMS lessons learned process.
  • Identify recurring issues and convert learning into standards, templates, technical guidance or training.
  • Drive standardisation and right-first-time delivery where appropriate.
  • Support controlled adoption of improved technologies, systems and engineering methods.

7. People Leadership and Stakeholder Management

  • Support technical recruitment, candidate assessment and integration of new personnel.
  • Provide coaching, development feedback and support for performance reviews where applicable.
  • Build effective relationships with clients, consultants, vendors, subcontractors and internal stakeholders.
  • Represent the BMS engineering function professionally and promote confidence in Kirby capability.

8. Commercial, Safety and Quality Responsibilities

  • Identify engineering risks affecting cost, programme, quality, contractual obligations or client outcomes.
  • Support value engineering and assessment of technical implications of scope changes.
  • Promote Safety by Design, quality compliance, secure information handling and energy-efficient controls solutions.
  • Support investigation and close-out of BMS defects, non-conformances and performance issues.

Role Boundaries and Development

Project Management remains accountable for day-to-day delivery of the BMS subcontract package. The BMS Engineering Lead owns specialist technical leadership, engineering assurance, functional governance, resource coordination and capability development. The initial focus will be technical and functional leadership, with potential progression into a BMS Engineering Manager role as the team and direct management scope grow.

General

The above responsibilities are not exhaustive and may be amended to meet the changing needs of the business. The post holder may be required to undertake additional responsibilities consistent with the grade and objectives of the role.
